Terms and conditions

We kindly ask you to read carefully the rules regarding reservations listed below. Following confirmation, all bookings constitute a contract under current Italian legislation.


  • Check-in times are from 15.30 to 20.00 and you will need to check out by 09.00, unless otherwise agreed in advance. On arrival, you must present a valid identity document for each person and the booking confirmation.
  • The balance will need to be paid on check-in or prepaid.
  • In order to confirm and guarantee your booking, you must provide your credit card details in the form/link of the attached confirmation.
  • In the event that a guest is unable to occupy the accommodation in the booked period,

no partial refund is usually provided for earlier departures or late arrivals.

    • A deposit of 150.00 euros on arrival will be given back to the guest on the day of departure after inspection of the apartment.
    • The management is not responsible for the personal belongings and valuables of guests, such as money, jewellery, or any other valuable item left in the rooms by the guests.


  1. Booking You can book online following the instructions available on our website or send an availability request. The booking is confirmed only on receipt of our confirmation. We will send you a coupon and/or confirmation to be presented at check-in, detailing a summary of your booking and the current terms and conditions.
  1. In order to confirm and guarantee your booking, you need to provide your credit card details or make a down payment that will be reimbursed according to the cancelation policy. Apart from indicating the credit card number on the front of the card, the expiry date and the card holder’s name (which must be the same as the name in the booking), please also check that the expiry date of the credit card is beyond the date of departure. An amount of 1 cent (€ 0.01) will be charged and subsequently reaccredited to the credit card in order to check its validity and, in the event that preauthorisation is refused, the client will be notified in writing. Accepted methods of payment: bank transfer, credit card directly online at the moment of booking or successively, payment card using Pay By Link sent by email, WhatsApp or telegram. 
  1. Cancellation policy 
    Any cancellation must be communicated in writing.
    No advance payment is necessary and no deposit. If you need to cancel your booking:
  • Up to three days before your arrival, you will be entitled to a voucher for the same amount that can be used for the year in progress or the following season,
  • After the three-day deadline before your arrival, this will be considered a No-Show subject to 100% of the total and you will be charged the full amount owed for the stay.

However, if the booking should need to be cancelled due to the Covid emergency in accordance with EU guidelines exclusively for travel restrictions or bans between regions and/or nations, cancellation is always free of charge and without time limits.


N.B. You will be charged the full amount of the booking at the moment of cancellation, which will entitle you to a holiday voucher of the same amount.

Your credit card details or a down payment that will be reimbursed accordingly are requirements for this cancellation policy.
